If you rent one or more properties that you own, the last thing you want is a hefty bill for repairing damages caused by your tenants.
Landlords insurance isn't a legal requirement, however if you have a mortgage on a property, it may stipulate that you need a landlord's insurance policy on the property.
Landlord's insurance will essentially cover you against disasters such as fire, natural disasters or third party damage.
If your property is damaged by fire and is rendered uninhabitable, meaning that your tenants have to look for alternative accommodation while repairs are being carried out, your insurance policy will pay for the repair work and also any loss of rent.
Your insurance policy will also cover any unpaid rent associated with the indemnified property. If your tenants fail to pay rent and/or leave the property, you may have to take them to court which will incur legal fees.
You can purchase legal cover in addition to your landlord's policy, which will cover any legal expenses associated with a claim.
In addition to your landlord's insurance policy, there are many additional policies you should consider, such as:
Buildings insurance - This will cover the re-build of your property in the event of a natural disaster. Some exclusions and endorsements may apply.
Contents insurance - This will cover you for damages to goods within your property such as furniture. This will not cover your tenants belongings; they will need to take out their own cover.
Tenant default - This will cover you for any losses as a result of your tenants defaulting on their rent payments.
Loss of rent - This will cover you for the cost of alternative accommodation or loss of rent in the event that your property becomes uninhabitable.
Emergency assistance - If there is a situation within your property that needs immediate assistance, such as a burst pipe, emergency assistance cover will provide cover to temporarily get the issue dealt with. This will give you enough time to find a competitive quote to get the issue resolved.
