Working in the construction industry will mean carrying out contractual site work at some point. This type of work involves a high level of risk. A contractors all risk insurance policy is specifically designed to cover such hazards.
Contractors all risks (CAR) insurance is a policy favoured by those within the construction sector as it provides combined cover for everything belonging to or hired by the insured on a building site.
A contractors all risk policy doesn’t insure each item on site individually, instead a CAR policy will group items under insurable interests where only one premium will be payable.
CAR is a layered policy that incorporates key factors, including:
A contractor working on site is responsible for works, materials and plant, including hired-in-plant, while on site.
The contract works component of the CAR policy will cover loss or damage to temporary or permanent works completed or to be completed on a contract site.
It will also include materials that will be used in a contract while adjacent to, on the contract site and while stored temporarily off site.
Contract works can also provide cover for plant, scaffolding, site huts or temporary buildings that are owned or hired by the policyholder.
Both plant and tools cover can be provided under a CAR policy which will indemnify loss to mechanical plant, tools and equipment.
Cover may also be included if the items are within the policyholders secure premises such as garage, shed, vehicle, bolted toolbox.
Indemnified items include: JCBs, diggers, excavators, forklift trucks, scissor lifts, hand tools, angle grinders, blow torches, heat guns, scaffolding poles, protective clothing etc.
Any damage to mechanical plant, tools and equipment that you have hired, will be covered for loss and/or damage.
Such goods are usually covered while they’re on, adjacent to and going to and from the contract site.
Cover can also include the costs associated with hire charges in the event that there is a delay in replacing/recovering the insured item.
Cover is usually provided for any temporary site hut/storage/accommodation whilst on the contract site.
Only the building itself will be indemnified, the possible contents of the building will be covered under the ‘own plant and tools’ section of the policy.
If the building isn’t owned by the policyholder but hired in, then it will be covered under the ‘hired in plant’ section.
This constituent of the CAR policy will reimburse costs and expenses incurred during the re-writing or re-drawing of plans following loss or damage of the originals.
This aspect of the CAR policy will indemnify the loss and/or damage to any showhome contents. The showhome itself is usually covered under the ‘contract works’ section of the CAR policy.
'New builds' will be covered until they are sold, or a limited number of days after the completion of the build.
If the property remains unsold after the post-build limit stipulated by the insurer, you can usually contact your insurer and request an 'unoccupied property' policy.
There are some extensions that can be included in your CAR policy, such as:
The construction industry remains one of the highest risk sectors in the UK; whereas reducing risk is a possibility, it’s impossible to completely eradicate it.
Anyone involved in the construction of a building should consider a CAR policy, such as:
From the second that the materials arrive on to the construction site to the completion of the project, you will be faced with many risks and potential complications.
Whether you are an individual undertaking a self-build project whereby you intend to move into the house yourself, or you have a large-scale project whereby you are working as part of a contract, you should consider a CAR policy.
In most cases you will also require a public and employer’s liability policy.
